What Goes There?

These drawings represent the following modifications to Phifer Plan #9E-14.

The floor of the "sun porch" (here renamed the "galleria") is dropped a step or two to allow arts and crafts style window treatments under a higher ceiling.

The fireplace and chimney have been removed from the office.

Arts and crafts doors have been added to both sides of the fireplace in the living room. Similar windows are provided in the office for symmetry and for light (see TJ's "office" below).

A landing has been added at the top of the basement stairs and a door added to the office to allow easy access to the basement. Otherwise it is a hundred foot round trip from my desk to any possible work area downstairs. How can I expect to isolate bulky, messy, inherently cluttery stuff like matte cutters and framing supplies down there if it's inconvenient to use them?

A shed dormer has been removed to simplify the roof. The bathroom it contained has been moved into the upstairs half floor.

Various closets and storage areas have been lengthened or deepened a foot or two.

The kitchen island has been removed in favor of a larger floor to ceiling window and to make space for a breakfast-nook, newspaper-reading alcove. Remember that all windows look out on or across deep woods.

Think hardwood floors where affordable. Tiled floors in the kitchen and galleria if possible.

The full basement of the original plan is retained; the site encourages outside access to the basement under the kitchen window. There's room for a single car garage or for ease of access to a rec-room, workshop, etc., depending on final driveway configuration. (DC: Who wants to waste $75/sq foot space on a car?)
